This charming three bedroom cottage on Lake Simcoe, just minutes from downtown Orillia, is a true jewel. The cottage has been completely renovated within the past eighteen months and it is truly very inviting.
The open concept kitchen, dining room and living room make this 900+ square foot cottage seem huge! Large windows provide wonderful views of the lake. You will enjoy spectacular sunsets as well as the southern exposure that this cottage offers.
All three bedrooms have ample closet space and two of the rooms have dressers as well as the closets. The master bedroom has a queen size bed, the second bedroom has two sets of bunk beds, and the third bedroom has a queen size bed. The three-piece bathroom with a shower and half tub has recently been updated.
The kitchen appliances, the bathroom fixtures, windows and flooring have all been replaced. The well-equipped kitchen has a stove, a large refrigerator, microwave, and numerous small appliances. The flooring is a beautiful laminate in the living room, dining room and bedrooms. The kitchen and bath room have a stunning black and white (retro-styled) tile. These floors are beautiful and practical.
There is a walk-out from the living room to the wrap around deck. You can also exit the cottage from the kitchen on to the deck. The deck has four chairs at the front of the cottage and two more on the deck at the kitchen door. The steps down from the deck take you across the flat grassy lawn, past the fire pit and on to a 32 foot dock which gets sun all day. At the end of the dock is a ladder that will take you into 2 ½ feet of water. Small children, in particular, will enjoy the shallow water off the dock. At about 100 feet out, adults can swim. A canoe, rowboat and single kayak are provided for your enjoyment.
The original boat house has been converted to a den and games room. The large glass sliding doors offer a view of the water, and allow a natural breeze on warm summer nights. There is a small refrigerator for drinks. It is the perfect spot for young people to gather. With its retro styling, the kids will love it.
Orillia and area has a lot to offer. Stroll the streets of downtown Orillia, sample the famous butter tarts at "Wilkie's Bakery" and visit the Mariposa Market or the many quaint shops, take in a performance at the Orillia Opera House, try your luck at Casino Rama, or walk and bike the trails. In the winter there are cross-country ski trails, snowmobile trails, and nearby downhill skiing available. You can also cross-country ski on the lake, or clear a patch of ice for skating, just outside your lakeside door.
There is a garage that can be used for the storage of your bikes. There is room to park two cars in the driveway.
This cottage has been fully winterized and has electric heat, and can be enjoyed year round.
